🏠 The Housing Shortage Is Hitting Hard!

El Paso County’s rapid growth is outpacing the availability of affordable homes, prompting developers, nonprofits, and officials to collaborate on solutions. A new report shows that while thousands of homes and apartments were built in 2024, many renters still struggle to find housing within their budget.
With an expected influx of 50,000 residents by 2029, leaders warn that a lack of housing could impact the entire community, making it harder to attract workers and sustain businesses. The recent State of Housing event emphasized the urgency of expanding affordable options to ensure the region remains livable for all. *Source

📊 Mortgage Rates Just Shifted—Now What?

Mortgage rates were expected to dip to around 6% by the end of 2024, but they’ve remained high, hovering in the upper 6% range. Even with the Federal Reserve cutting rates, mortgage rates haven’t budged much, and experts predict any future declines will be gradual.
Those considering a home purchase or refinance should base their decision on their personal financial situation rather than waiting for the “perfect” rate, as significant drops may not come until mid-2025. The next Fed meeting could signal the direction rates are headed, but for now, uncertainty remains. *Read Source
