Builders have largely avoided condo projects due to high legal risks and insurance costs, but a new bill, HB1272, aims to change that. It would require third-party inspections to reduce construction defects and give builders more legal protections against lawsuits. 

If passed, it could revive condo construction, especially in places like El Paso County, where new condos have been scarce for years. With housing affordability becoming an increasing challenge, this legislation could be a game changer for middle-market buyers. *Source
