After a decade of rising rents, Colorado Springs renters are seeing some welcome relief. A wave of new apartment construction has led to an increase in vacancies—now at 13.5%—which is driving down average rent prices to $1,375, saving renters about $684 per year compared to last year.

While apartment availability is high, demand remains strong, with a record number of rentals taking place in early 2025. The outlook for renters remains positive for now, though the longer-term future is still uncertain. *Source
