After a decade of rising rents, Colorado Springs renters are seeing some welcome relief. A wave of new apartment construction has led to an increase in vacancies—now at 13.5%—which is driving down average rent prices to $1,375, saving renters about $684 per year compared to last year.
While apartment availability is high, demand remains strong, with a record number of rentals taking place in early 2025. The outlook for renters remains positive for now, though the longer-term future is still uncertain. *Source

While the Fed is forecasting a couple more rate cuts this year, experts warn that mortgage rates may not follow suit. Buyers hoping for better deals might not see major changes, and those who already locked in low rates during 2020–2021 likely won’t benefit from refinancing now.
