You don’t have to spend a fortune making your home more energy efficient.

Some recommendations are to start with free fixes: use sunlight for warmth, reverse ceiling fans, turn down the thermostat when you’re sleeping or away and unplug rarely used electronics.

Then check windows and doors for drafts and use caulk or weatherstripping to keep the heat you’ve already paid for inside. A programmable thermostat and regular furnace-filter changes may also help, while lowering the thermostat 7–10 degrees for eight hours a day could save up to 10% annually on heating.

Finally, check faucets and toilets for leaks, an average household leak can waste nearly 10,000 gallons of water each year and look for available utility rebates before paying for larger upgrades. Full Story

If you're watching mortgage rates, here's where things stand this week. The 30-year fixed rate is at 6.77% and the 15-year is at 5.95%. The Federal Reserve has paused rate cuts for 2026 while it monitors the economy, and most major forecasters say meaningful relief is not coming soon.

For buyers who have been waiting, most housing experts give the same advice: if the home works for your budget now, don't count on rates dropping significantly. Shopping multiple lenders and maintaining a strong credit score are still the best levers available. Full Story
