🏡 COS Homebuying Gap Keeps Growing
The Federal Reserve just raised rates another quarter point, and if you're house hunting in Southern Colorado, this one hits different.
Rates moving from 6.5% to 7% add roughly $150 more every month to your mortgage payment. For buyers already stretching their budgets, that gap could mean the difference between qualifying and not. Local housing advocates say some buyers who were on track will no longer qualify for the homes they were planning to buy.
The ripple effects go beyond buyers. Higher rates slow new construction, meaning less supply at the same time demand is being squeezed. That's a tough combination for a rental market that was already strained. Over the past decade, Colorado Springs incomes rose about 49% while home prices jumped 111%.
