The Colorado Springs housing market is shifting in buyers' favor this fall. Active inventory is up 6.1%, giving you more homes to choose from across the Pikes Peak area. At the same time, home sales are down 9.7% year-over-year, which means less competition and more breathing room to make a thoughtful decision.
If you've felt rushed or priced out in previous seasons, this fall may be the window you've been waiting for. With more inventory to compare, buyers are seeing fewer competing offers and more leverage to negotiate repairs, contingencies, and price.
For sellers, the bar is higher now. Strategic pricing and presentation matter more than ever, since buyers have options and they're being selective. Full Story
📈 Mortgage Rates: Heading Higher?
After dipping to 5.98% in February, mortgage rates have climbed back up to around 7.5% as of October 2026. The Federal Reserve raised its benchmark rate by a quarter point in September, citing ongoing inflation, pushing the federal funds rate to 3.75%-4.00%.
A recent survey of mortgage executives found 70% expect rates to stay the same or go even higher, with many predicting rates near or above 8% by next spring. Only about 30% expect rates to drop back toward 7%.
Experts caution against waiting for a perfect rate. If the home fits your budget and your life, the right move may be now, not later. Full Story
