One local couple is trying to raise 5 kids here in Colorado Springs, and they're hoping to buy a home for around $300,000. What they keep finding? Bank-owned fixer-uppers, homes with hefty HOA fees, or nothing at all. They've even looked in Pueblo and Woodland Park, but both of their jobs are here, so that commute just isn't realistic.

They're part of what's called the "missing middle": families who earn too much to qualify for rental help, but not enough to comfortably buy. If you have grown kids or grandkids trying to buy their first place, this may sound very familiar.

The good news is the city has added about 9,100 homes in recent years, including more than 3,000 affordable ones, and rents have eased since their 2022 peak. The hard part: most affordable-housing dollars still go to lower-income households, and a fund aimed at middle-income buyers never got off the ground.

There is some hope on the horizon. Jet Wing Flats, about 70 affordable apartments in southeast Colorado Springs, is set to open in spring 2027, with free budgeting and first-time homebuyer classes built right in. Greccio Housing plans to open an interest list about 90 days before move-in. Full Story

Some good news if you're house hunting: the average 30-year fixed rate dipped to 7.21% this week, down 0.13 points from a week ago. The 15-year fixed is sitting at 6.47%.

The Federal Reserve held its benchmark rate steady at 3.75%-4.00% on Oct 28, after a quarter-point hike in September. Mortgage rates don't move in lockstep with the Fed, though. They also follow Treasury yields and the overall economy.

Experts don't expect a big drop anytime soon. So if a home fits your budget and your life, there's no need to hold out for a perfect rate. *Source
