๐ฐ $20M at Stake for COS Housing

In a firm stand for local control, Colorado Springs City Council voted to oppose new statewide housing mandates issued by Governor Polis, potentially risking $20 million in state funding. City leaders argue that one-size-fits-all housing policies, like cutting parking and occupancy limits, donโt reflect the needs of the community.
The resolution reinforces Colorado Springsโ home rule authority but could trigger non-compliance penalties. If the state withholds funding, city departments including transit, engineering, housing, and parks could see major shortfalls. The stateโs compliance list wonโt be released until October, but councilmembers say theyโre prepared to pursue legal action to defend the cityโs autonomy. *Source

๐ Should You Buy or Wait in 2025?

Mortgage rates are likely to stay put for most of 2025, as the Federal Reserve continues to take a cautious, wait-and-see approach on interest rates. Despite previous cuts in late 2024, recent meetings have resulted in no changes, with the Fed navigating economic uncertainty driven by inflation, unemployment, and tariffs that may also raise home construction costs.
Experts say homebuyers should focus on financial readiness rather than trying to perfectly time the market. For those with low mortgage rates from the 2020โ2021 boom, refinancing may not offer much benefit this year. The next possible rate update will come after the Fedโs June 17โ18 meeting. *Read Source
