Colorado Springs’ most in-depth housing study in over a decade confirms what many residents already feel: housing demand has outpaced supply. As of 2023, the city is short nearly 28,000 housing units, and by 2035 that gap could grow to more than 60,000 homes unless construction significantly increases.

Rising rents and home prices are straining households across income levels, with more than half of renters and nearly one-third of homeowners spending too much of their income on housing. The shortage is especially challenging for seniors, single-person households, young professionals, low- to moderate-income workers, and military families.

City leaders say the data will guide a new Housing Action Plan in 2026, focused on zoning updates, partnerships, and tools to help ensure people who live and work here can find homes that truly fit their needs. *Source

Mortgage rates ended 2025 just above 6%, down from last year’s highs after a series of Federal Reserve rate cuts aimed at stabilizing the economy. While borrowing costs are improving, experts caution that the pace will likely remain gradual, especially as inflation, housing prices, and limited inventory continue to weigh on affordability. For buyers, this means slightly more manageable monthly payments—but also the possibility of more competition if rates fall further.
