Colorado Springs’ most in-depth housing study in over a decade confirms what many residents already feel: housing demand has outpaced supply. As of 2023, the city is short nearly 28,000 housing units, and by 2035 that gap could grow to more than 60,000 homes unless construction significantly increases.

Rising rents and home prices are straining households across income levels, with more than half of renters and nearly one-third of homeowners spending too much of their income on housing. The shortage is especially challenging for seniors, single-person households, young professionals, low- to moderate-income workers, and military families.

City leaders say the data will guide a new Housing Action Plan in 2026, focused on zoning updates, partnerships, and tools to help ensure people who live and work here can find homes that truly fit their needs. *Source
