🏡 The New Reality for Sellers

The El Paso County housing market continued showing signs of balance in April as inventory increased and buyers gained more flexibility in their home search. According to new data from the Pikes Peak Association of REALTORS, more than 2,500 homes were listed for sale during the month, a noticeable jump from March, while home sales remained steady compared to last year. The median home price climbed to $485,000, and mortgage rates continue hovering around 6.37%, keeping affordability difficult for many first-time buyers.
Still, local realtors say buyers appear more willing to move forward despite higher rates, especially now that they have more time to compare homes, neighborhoods, and pricing instead of feeling pressured into immediate offers. Sellers are also facing a more competitive environment, with proper pricing, staging, and presentation becoming increasingly important as buyers grow more selective. *Source

💸 The Fed Hit Pause Again

Mortgage rates in 2026 are slowly improving compared to the painful highs many buyers faced over the past few years, but experts say the road back to truly affordable housing may still take time. According to recent forecasts, the average 30-year fixed mortgage rate is hovering around 6.38%, down from the 7%+ levels seen in late 2023, yet still high enough to keep many would-be buyers on the sidelines. The Federal Reserve has chosen to hold interest rates steady during several meetings this year as officials continue monitoring inflation, slower job growth, global energy prices, and economic uncertainty tied partly to tensions in the Middle East.
While some analysts believe mortgage rates could gradually ease further later this year, affordability will still largely depend on home prices, household income, and overall economic conditions…something many Colorado Springs residents are already feeling firsthand. *Read Source
