🏠 New Housing Trend Emerging

There are growing signs that more Colorado Springs homeowners may be feeling financial pressure as foreclosure activity slowly rises across the Front Range.
According to new housing data, El Paso County currently has the highest number of pre-foreclosures among Front Range counties this year, and local real estate professionals say they’re starting to see more homeowners fall behind on payments than they were even 18 months ago.
Experts say the situation is nowhere near the housing crash levels of 2008, but higher mortgage rates, rising insurance costs, increased utility bills, credit card debt, and overall affordability challenges are beginning to add up for some families, especially newer homebuyers who purchased when both home prices and interest rates were near their peak.
At the same time, calls to Colorado’s foreclosure assistance hotline have jumped significantly this year as more homeowners look for guidance before things spiral further. *Source

💰 Mortgage Rates Are Moving Again

Mortgage rates may finally be easing a bit in 2026, but experts say the road ahead is still uncertain.
After spending much of last year hovering in the upper 6% range, mortgage rates have slowly started drifting downward following several Federal Reserve rate cuts late in 2025. Right now, the average 30-year fixed mortgage sits around 6.38%, which is lower than the 7%+ rates many buyers faced not long ago.
Still, the Federal Reserve has paused additional cuts this year while it watches inflation, job growth, global energy prices, and ongoing economic uncertainty. That means homebuyers hoping for dramatically lower rates may need to temper expectations for now.
