A proposed affordable housing community for older adults in SE Colorado Springs is moving forward, bringing the possibility of both new housing and expanded services for local seniors.
The project, called Sugarbowl Grove, would add 157 affordable apartments for seniors near Chelton and Zebulon Dr, along with a new senior center operated by Silver Key Senior Services. Last week, the Colorado Springs Urban Renewal Authority approved several preliminary steps that could help unlock funding needed to move the project ahead.
The development is designed for seniors living on limited incomes and would include one- and two-bedroom apartments, community amenities, walking trails, landscaping, and improved infrastructure. Supporters say affordable housing options for older adults remain in short supply, especially as the senior population continues to grow.

💰 The Mortgage Rate Reality

Mortgage rates remain one of the biggest questions for Colorado Springs homebuyers, but experts say there may be more to the story than simply waiting for rates to fall. After declining from the 7%+ levels seen in recent years, average 30-year mortgage rates have been holding around 6.4% as the Federal Reserve takes a cautious approach to additional rate cuts.
While lower rates could improve affordability, many housing professionals point out that buyers are already benefiting from a growing number of homes on the market and less pressure to make rushed decisions. If rates eventually decline significantly, more buyers could return to the market, increasing competition and potentially putting upward pressure on home prices again.
