Buyers and sellers in Colorado Springs are getting bad information every week, and it's costing real money. Kyle Petitt of THE BERISFORD GROUP says home values in El Paso County are actually down slightly over the past year, not up the 4-7% the headlines claim, since older owners cashing in years of equity are skewing the averages.

Kyle also pushes back on the idea that nobody's buying. Weekly closings and contracts are holding steady, he says, buyers just aren't panicking anymore. At the same time, more listings than usual are quietly expiring or getting pulled instead of selling, meaning sellers face more hidden competition than the official numbers show.

His biggest warning is for buyers waiting on lower rates: when rates drop, more buyers flood back in, competition rises, and prices climb enough to erase any savings. His advice: negotiate hard on price and concessions now, and refinance later if rates ever cooperate.

💰 Rates Holding Steady, Should You Wait?

If you've been waiting on the sidelines for mortgage rates to drop before buying in Colorado Springs, the wait keeps stretching. Average 30-year mortgage rates are holding right around 6.5%, with little movement expected over the coming months.

Forecasters now expect rates to stay in the low-to-mid 6% range through the rest of the year, with most major housing groups predicting an average around 6.5% well into 2027 and 2028. The Federal Reserve continues to move cautiously on further cuts, so a sharp drop in rates isn't on the immediate horizon.

The upside for buyers: more homes are sitting on the market and there's less pressure to rush a decision. If rates do eventually fall further, expect more competition and renewed upward pressure on prices, so many local agents say the smarter move is finding the right home now rather than timing the rate. *Read Source
