Homeowners: July 15 Deadline

If you or someone you know qualifies for senior property tax relief, this week's deadline is critical. El Paso County Assessor is reminding homeowners of two programs with a July 15 cutoff.

Senior Homestead Exemption: Applications are due July 15. You can still apply through August 15, but doing so means forfeiting your right to appeal this year's assessment. Qualifying requires being 65+ with 10+ consecutive years in the home as your primary residence.

Qualified Senior Property Tax Discount: This 2-year pilot program also has a July 15 late deadline (standard was March 15). To qualify, you must have previously received the Senior Homestead Exemption on a Colorado property in 2020 or later.

Wildfire Property Relief: If a wildfire destroyed your home, El Paso County will prorate your assessed value from the date of destruction. A home lost on July 1, for example, would be taxed on roughly 49% of its normal value for the year. Your land continues to carry the residential rate for at least two years to support rebuilding efforts.

📉 Latest Mortgage Rate Update

If you've been sitting on the sidelines waiting for rates to fall, the latest numbers offer little reason to celebrate. 30-year mortgage rates clocked in at 6.52% as of mid-June 2026 and haven't moved much since, with ongoing geopolitical tension adding roughly 50 basis points to rates since late February.

Forecasters are largely aligned: Fannie Mae expects rates around 6.4% for the rest of 2026, while the Mortgage Bankers Association projects 6.5% through Q4 and into 2027-2028. The Federal Reserve has paused rate cuts, so a sharp drop in the near term isn't in the forecast.

The upside for buyers: more homes are sitting longer and the bidding frenzy has eased. Many housing experts say if the home is right and the monthly payment works, buying now can be smarter than betting on rates that may not return to pandemic lows anytime soon. *Read Source
