🏠 Can We Afford to Stay in Colorado Springs?
Colorado Springs may be home, but can people afford to stay? A recent Colorado Health Foundation poll found 83% of El Paso County residents see housing and cost of living as serious problems, with younger generations feeling the strain most: 90% of Gen Z and 94% of Millennials surveyed called housing costs a serious concern.
Statewide, 76% worry to some degree about being able to continue living in Colorado, while 36% of El Paso County respondents worry about losing their home. Housing advocates say some families are spending more than half their income just to keep a roof over their heads, while groceries, gas and childcare continue adding pressure.
Perhaps the biggest wake-up call: only 40% of Coloradans surveyed said they would recommend living here. Full Story
📉 Latest Mortgage Rate Update
If you've been sitting on the sidelines waiting for rates to fall, the latest numbers offer little reason to celebrate. 30-year mortgage rates now sit at 6.58% as of late July 2026, up slightly from earlier this year, with ongoing geopolitical tension adding roughly 50 basis points to rates since late February. The Federal Reserve held rates steady again in July, so a sharp drop in the near term isn't in the cards.
The upside for buyers: more homes are sitting longer and the bidding frenzy has eased. Many housing experts say if the home is right and the monthly payment works, buying now can be smarter than betting on rates that may not return to pandemic lows anytime soon. *Read Source
