Opening Doors for Middle-Class Renters

Draper Commons, a large multi-phase housing development in downtown Colorado Springs, is set to deliver nearly 500 new apartments aimed at bridging the gap between affordable and market-rate housing. Sumner House, the first phase, is already open with 95 units for residents earning 30–60% of the area median income (AMI), starting around $590 per month including utilities. Bristow House will follow this summer with 185 units for those earning 80–120% AMI, and Draper Commons at Lowell will add another 200 units in spring 2026.

Located within walking distance of major employers, the project hopes to reduce transportation costs and expand compact, walkable housing options in a city where zoning limits such developments. Final funding through Proposition 123 could allow Bristow House to break ground this fall. *Source
