🏑 The Housing Gap No One Can Ignore

Colorado Springs is dealing with a long-building housing shortage that now totals roughly 27,000 homes, a gap driven by years of underbuilding following the Great Recession and rapid population growth that’s expected to push the city past 550,000 residents by 2030.

Many people aren’t unhoused but instead are doubling up with family or roommates because independent housing is out of reach. Affordability remains the biggest strain, with renters needing to earn around $78,000 a year to comfortably afford housing, a threshold most households don’t meet. While commercial construction picked up in 2025 and state leaders are exploring ways to ease building barriers, community experts say the city must significantly increase home construction. and address affordability, just to keep pace with demand. *Source
