Colorado Springs’ housing market appears to be cooling into a more balanced season after several years of intense competition. Local real estate data shared in a recent market update shows the median home price around $465,000, with inventory now sitting at about 4.5 months, a big shift from the ultra-tight seller’s market many buyers were battling through not long ago.

That means buyers may have more time, more negotiating power, and more access to incentives than they’ve had in years, while sellers are entering the spring season in a market that still holds demand but requires a bit more strategy. In other words, the market hasn’t exactly become “easy” but it may be a little less chaotic than it was. *Source

Mortgage rates have started to come down from their highs in 2025, but 2026 hasn’t brought the steady relief many were hoping for. The Federal Reserve has paused additional rate cuts so far this year, taking a cautious approach as inflation, global tensions, and economic signals continue to shift. That pause has led to some ups and downs in mortgage rates, with the average 30-year rate sitting around the mid-6% range after briefly dipping lower earlier this year.

While there’s still a chance rates could ease further, experts expect any changes to be gradual, meaning affordability will continue to depend not just on rates, but also on home prices and personal finances. *Read Source
