📑 Co-Buying 101: What to Know

With the average age of homebuyers climbing and affordability slipping further out of reach, Gen Z is getting resourceful—choosing to co-buy homes with friends instead of waiting for a spouse or saving solo. This approach allows for shared down payments, loan qualification, and monthly mortgage costs, making ownership feel possible in today's market. It’s not just about saving money—many also like the idea of building community with people they trust.
But this strategy does come with complexity. Financial alignment, legal protection, and long-term planning are all critical. Experts strongly advise drafting a cohabitation agreement ahead of time, outlining everything from responsibilities to exit strategies, so everyone’s protected if things change. *Source

🤔 Will Home Loans Get Cheaper?

After peaking at just over 7% earlier this year, mortgage rates have eased to 6.56% as of late August. The Federal Reserve recently cut its benchmark interest rate for the first time in 2025, which often leads to shifts in borrowing costs like mortgages. However, economists predict rates will remain above 6% for the foreseeable future, even with two more possible Fed cuts later this year. That’s because other factors, including inflation trends and job market data, will influence future decisions.
And while rate changes affect affordability, the nation’s housing shortage is still the primary barrier for many homebuyers. In short: rates may dip a little more, but don’t count on a homebuying bonanza just yet. *Read Source
