Colorado Springs City Council is standing its ground when it comes to decisions about local housing and zoning. This week, the Council passed a resolution in support of keeping land use decisions in the hands of our community—not the state. The move aligns Colorado Springs with six other home rule cities that are actively challenging recent Colorado housing mandates and executive orders they believe override local authority.
At the heart of the issue are two new laws—one removing parking minimums in some developments, and another requiring higher-density housing near transit corridors. The concern? That one-size-fits-all policies may not reflect the unique needs of different cities. For now, the resolution signals strong support for self-governance and the right of residents to shape the future of their neighborhoods. *Source

🧐 Mortgage Moves to Watch

Mortgage rates are gradually easing after the Fed’s Sept rate cut—the first of 2025—dropping to 6.3% from January’s peak of 7.04%. While two more cuts could come this year, experts say major rate drops are unlikely, as market expectations may be ahead of reality. Buyers hoping for rates to fall below 6% could end up disappointed or priced out due to increased competition.
Refinancing also remains situational—many who locked in record-low rates during 2020–2021 may have little reason to change, unless adjusting terms or tapping into equity. The Fed’s actions will continue to shape the mortgage landscape into 2026, but the housing shortage remains a larger force behind affordability struggles. *Read Source
